Through a cost-conscious, service-oriented management culture, VRI has assisted many resorts in becoming demanded vacation properties.

At the heart of VRI’s success is its team of dedicated and experienced resort professionals who work closely with each managed resort’s Board of Directors and take great pride in their work. When combined with the resorts of sister company Trading Places International, VRI’s professional management services touch more than 140 resort and club locations and approximately 200,000 families in the U.S., Canada, and Mexico. With annual maintenance fee billings of $220 million, VRI has grown from its humble beginning as the management company for one of California’s first timeshare resorts to a preeminent North American resort management organization.

INCREASED CONTROLS, DECREASED RISK

VRI Americas offers you more peace of mind. Independent audits and fixed internal controls as part of a multi-step payment process in an effort to safeguard the security of your financial transactions.

Reliable accounting procedures, accurate budgeting and comprehensive financial reporting provided or facilitated by VRI ensure fiscal responsibility, helping the board of directors anticipate funding requirements and plan for the future. Financial statements are prepared in accordance with Generally Accepted Accounting Principles (GAAP).
Comprehensive recommendations to the board of directors. Monthly financial reports in full accrual accounting conform to generally accepted accounting principles (GAAP) for a common interest realty association (CIRA). Reports include the following:
  • Balance Sheets
  • Income Statements (Operating and reserves, month-to-date and year-to-date format vs. budget)
  • Cash Flow and Forecasts
  • Cash Balances
  • Accounts Receivable Summary
In addition to these standard reports, VRI can provide specialized reports to satisfy unique needs.
VRI reviews cash investment alternatives with the Association’s professional advisors and provides the board of directors with recommendations for prudent and responsible investing of association funds.
Complementing daily supervision, accounting staff conducts unscheduled, random audits as an additional control measure, including reconciliation of on-site cash and balancing of unit utilization.
Using integrated technology, dedicated and experienced VRI staff manages assessment billings. The software system lists and separately tracks operating and reserve costs as well as property taxes (when applicable). VRI updates accounts within 48 hours of receipt of funds. Information is readily available at every front desk.
VRI can assist with facilitating a cash management program to engage investment professionals, and credit card merchant accounts with very low rates.
VRI strongly recommends capital reserve studies conducted by independent specialists to either estimate or confirm useful lives and replacement costs of all furniture, fixtures, equipment and facilities. VRI has established standards of reporting relating to the condition of capital assets and does not charge a fee or percentage for this service.

Resales VRI is actively involved in the sale of inventory owned by associations and can customize a program to cater to your association’s needs — whether it be a low-key on-site operation, an off-site internet-based effort, and/or a program designed to move large blocks of weeks efficiently. Every resale agent subscribes to VRI’s high standards of integrity, and either works for VRI directly or is a carefully selected marketing partner.

VRI offers a robust national rental program to generate supplemental revenue that can assist to balance budgets and stabilize maintenance fees. VRI successfully rents association-owned and delinquent space to help offset delinquent or unpaid maintenance fees, as well as for owners who select rental as an alternate use. VRI’s annual advertising budget, regional brochures, national directories and extensive use of internet advertising can contribute to a positive return for client associations and their owners.

RENTAL REVENUE, OPTIMIZED

Enhance your bottom line. One of the most powerful ways we can impact your resort is through rental revenue optimization. Revenues generated from rental guests can assist to offset bad debt from delinquent owner weeks or association-owned intervals and support a property’s ongoing success.

VRI-managed owners receive special benefits through Trading Places exchange allowing members to choose from hundreds of resorts in high-demand vacation destinations – all for a low exchange fee. Property and Liability

These programs cover a resort against direct property damage, which includes broad perils on an all-risk basis. It can be extended to include earthquake, wind, hail and flood coverage. This program includes comprehensive liability coverage and defense costs, with an umbrella policy for extra coverage.

Directors and Officers

Liability coverage is offered to directors and officers to protect against personal injury, libel, slander and publisher’s liability. This policy is available to all board members during the length of their board term.

Worker's Compensation

Coverage provides for workers on the job as required by state law, which includes medical and indemnity coverages.

Employment Practice

This insurance addresses sexual harassment, wrongful termination and discrimination exposures, including legal defense costs, while also providing preventive measures.

OSHA

VRI assists resorts in complying with state OSHA requirements, giving timely advice on safety-related issues.

Miscellaneous Coverage

Other coverages available that are part of the insurance provider master policy include loss of business, ordinance of law, demolition and removal, and many more.
